Core responsibilities
Lease Administration & Negotiations

Financial Management
Collects rent, manages arrears, calculates and recovers operating expenses (OPEX) or outgoings, and prepares annual property budgets and financial statements for owners.
Facilities & Maintenance
Organises routine and preventative building maintenance, responds to urgent repair calls, and hires approved contractors.
Statutory Compliance
Ensures the building meets New Zealand standards, including maintaining a valid Building Warrant of Fitness (BWOF), health and safety regulations (HSWA), and fire safety codes.
Tenant Relations
Acts as the primary contact point for tenant queries, enforces lease covenants, and resolves disputes to maintain high occupancy rates.
