Avondale is the central-west suburb on the move: a Western Line station, a town centre being rebuilt around a new library and community hub, and the biggest run of new townhouse building in Auckland. Prices are still below the neighbouring suburbs.

Avondale sits ten kilometres from the city centre between New Lynn and Mt Albert, with the Whau River on one side and the Rosebank Peninsula industrial area on the other. It has spent a decade catching up with its location, and it is not finished.
Housing splits three ways. Around the town centre and the racecourse there are original villas and bungalows on Blockhouse Bay Road, Rosebank Road and the streets off them. Further out are the 1950s and 60s state houses that made up much of the suburb, a large share of which Kāinga Ora is now replacing. And everywhere in between are new townhouses, more of them than in almost any other Auckland suburb. Three very different products, three very different buyers.
Where the value holds: the villa and bungalow streets between Blockhouse Bay Road and the racecourse, and the pocket up towards Mt Albert around Rosebank Road and New Windsor Road, where character homes on full sections sell to the same buyers who are priced out of Mt Albert and Pt Chevalier. The new-build supply is heaviest in the streets north of Great North Road and along the Whau, so that is where townhouse prices are softest and buyers have the most choice.
Prices: the REINZ median sale price for Avondale for the twelve months to August 2026 was $910,000, up from $880,000 the year before. Underneath that number, standalone houses had a median around $956,000, townhouses around $729,000 and units around $680,000, so the suburb median hides a wide spread. Barfoot & Thompson's August 2026 report has the average three-bedroom sale at about $920,000 and the average three-bedroom rent at $676 a week.
Getting around: Avondale station on the Western Line, buses along Great North Road and Blockhouse Bay Road, and State Highway 16 at Patiki Road and Rosebank Road. The city centre is about 20 minutes by car off-peak.
Town centre: the Avondale Racecourse hosts the Sunday market, one of the largest in the country. Eke Panuku's town centre programme has delivered the new Te Hono library and community centre and is bringing new housing and public space to Great North Road. For buyers that means the centre will look very different in five years; for sellers of character homes nearby it is the strongest part of the story.
Schools: Avondale College is one of the largest secondary schools in New Zealand and its zone covers the whole suburb, which underpins demand from families. Avondale Intermediate, Avondale Primary, Rosebank School and Chaucer School serve the younger years.
What people get wrong: buyers compare Avondale's suburb median with Mt Albert's and assume the gap is about quality. Most of the gap is housing mix. Like for like, a villa on a full section in Avondale is priced closer to its Mt Albert equivalent than the medians suggest, and the townhouse and unit stock is what pulls the Avondale number down.
